What are home measurement services?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How does a floorplan service work?

During a home measurement or floorplan service, an appraiser measures your home or property with a measuring tool — generally a tape or laser measuring device. As they move around the home, they make note of the layout of the rooms and other features, like closets, hallways, and fireplaces. They may make a rough sketch of the property. Then, the appraiser develops a report and detailed sketch showing the total square footage and the overall layout of the home. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service necessary?

Disputing real estate taxes

Tax records frequently reflect incorrect area of a property because the values can come from many sources, and occasionally go unproven — meaning you may be paying for more space than you have! Unless a certified appraiser has recently completed an evaluation on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to dispute what you're taxed. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a property

A measuring service can secure fair market value for your property. Area is one of the biggest factors potential buyers look for when purchasing a home — but since these values are often estimated rather than accurately measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price of your home, but possibly even the number of interested buyers. The only sure method of using a definitive GLA when listing your home is to refer to a recent appraisal or home measurement service completed by a certified appraiser (after any renovation that might have affected square footage).

For real estate agents

To make sure that your client's home sells at a price that appropriately reflects true market value, we recommend seeking a home measurement of the property. Your clients, and potential buyers, will be grateful for your attentiveness, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be an excellent marketing tactic to interest potential buyers because they can review the layout and attributes of the house before and after touring.
